DESCRIPTION OF PROPERTY AND IMPROVEMENTS:
The subject property measures 2,8410 ha and is currently zoned
Agricultural. The site is relatively flat, rectangular in shape and
bounded between a new development that is currently under
construction for “Adapt IT” on the northern boundary. The southern
boundary is formed partly by George Road and partly by the
northern boundary of the “Fiat Chrysler Automobile (FCA)” group.
The western boundary is formed by 14th Road and the N1
highway to Pretoria forms the eastern boundary.
The subject property is currently zoned agriculture. It is anticipated
that this property can benefit from the zoning approval for the
adjacent property (Adapt IT) as well as the power that has been
secured for the neighboring property which should be sufficient for
a development over this property.
The adjacent property has approval to be rezoned to Special for
Offices, Hotel, Conference Centre, Institutional and Residential
with all statutory approvals in place (Conditions of Establishment,
EIA, Geotechnical study and Traffic study). The EIA was valid till
January 2017.
This property is one of very few empty lands that are between the
golden stretch of the Allandale exit and the Olifantsfontein exit.
The site is perfectly positioned for Corporate Head Quarters and
warehousing with great signage exposure to the N1 highway.
Residential or retail development can also be considered, possibly
with a higher density being allowed on application and submission
of a site development plan.
Building Description
The subject property is situated in Midrand, halfway between the
dynamic bustling cities of Johannesburg and Tshwane, with
superb visibility from the N1 highway and easy access from either
the Olifantsfontein off ramp or the New Road off ramp. It is nearby
Vodacom World, the only “cellular mall” of its kind in the world, and
is a stones throw from the Protea Hotel Midrand, a 4 star business
hotel with large conference and convention facilities and a Camelot
Spa.
The Gautrain station is approximately 6km from the site, linking
Midrand to Pretoria and also allowing easy access to O R Tambo
International airport.
Midrand has experienced phenomenal growth in the last decade
with the development of new nodes such as Waterfall and the
improvement of existing highway links (upgrade to Allandale off
ramp) and new off ramps such as New Road and the soon to be
built Waterfall intersection. There is little noticeable break between
Johannesburg and Pretoria with the growth seen in both Midrand
and Centurion. Nizamye Masjid is one of the new landmarks in
Midrand, being the largest mosque in South Africa.
Midrand is home to the offices of major corporations such as
Vodacom World which is just 750m away, Virgin active health club
(1.1km away), Siemens, Microsoft, Neotel and Altech Autopage,
as well as may academic institutions such as Midrand Graduate
institute and the UNISA Graduate School of Business Leadership.
Atterbury Property Developers have constructed the Mall of Africa,
a 120,000m2 mall which is the largest on the continent built in one
phase and it is situated just 11km away from the subject property.
