Wynberg is a suburb of Sandown located east of Sandton Johannesburg. It’s an industrial area which is on rise. The well-established industrial and commercial node groomed is also maintained by the property owners in the area. The pride taken in the area by the occupants has led to an increase in demand for warehouse and factory space.
No longer an area ridden by crime and decaying buildings. Property owners have stood up and put their foot down. Wynberg possibly the worst name to describe this industrial node. Picture created by the name is one of undulating mountains and fruitful vineyards but this is certainly not the case in this situation. Only the lucky few have a view of Sandton CBD one of Africa’s most lucrative commercial nodes.
Although it might not have the most fitting name one cannot argue that the efforts of improving the area are nothing short of fantastic. One of the oldest industrial areas under the Johannesburg municipality.
Wynberg is located alongside the M1 highway between the busy Sandton CBD and the vibrant township of Alexandra. Accessible from the M1 or N3 highways using the Grayston drive or Marlboro drive Interchange.
As previously mentioned the property owners in the area have had the foresight and seen tremendous value in improving the area and creating a safe place for tenants and property owners to run their business operations.
This foresight lead to the creation of the Wynberg Improvement District (WID) which is funded and run by the owners in the area. The Wynberg Improvement District (WID) manages the growing industrial area of Wynberg. Services include increased security, access control in the evenings as well as over weekends and general maintenance of the streets http://www.24-7security.co.za/
This initiative has seen an increase in the demand for warehousing and office space in the area. Although the demand is relatively high the rental remain very attractive. Asking gross rentals in the area depend on grading and size; A-Grade R55,00 p/sqm, B-Grade R45,00 p/sqm and C-Grade R35,00 p/sqm
The rejuvenation of the area has encouraged landlords to refurbish their buildings which has led to higher achieved rentals and better returns on their investments.
Industrial zoning ranging from Specialised to Warehousing and Distribution has attracted a wide variety of business operations. The majority of these businesses servicing the Sandton CBD.
Through research done by ANVIL PropertySmith, we have seen an increase in demand for smaller industrial units to let. There are larger warehouse or factory’s available for lease which add to the bulk of the vacancies. Typically tenants can expect units with 3-phase power, good truck access and warehouses with a height-to-eaves clearance of between 3 and 4 meters.
Public transport is easily available with the nearest Gautrain stations, Park and Marlboro, located just a few minutes’ drive away.
